PROPTECH | TENANT SCREENING
Know exactly who you’re renting to — before they move in
Property managers and PropTech platforms use Inverite to confirm who applicants really are and what they can actually afford — verified directly from 280+ Canadian financial institutions, before any lease is signed.
Everything you need to trust a tenant, in one data layer.
The same verified data that lenders use to approve a loan tells a property manager everything they need to approve a lease.
BANK VERIFY & INCOME
Verify the money
Real income, real spending, real account ownership — verified directly from 280+ Canadian financial institutions. No pay stubs. No bank statement uploads. No documents are controlled by the applicant.
Returns gross income by type, frequency, and source. Flags NSFs, overdraft patterns, and undisclosed obligations. Best Day to Pay identifies optimal payment timing from actual payroll dates.
ID VERIFY
Confirm the person
Government ID plus facial recognition plus liveness detection in a single step. The applicant confirms they are who they say they are before the application advances.
Name Match cross-references the name on the application against the name held by the bank — with a confidence score. It catches the scenario where a fraudster uses real bank credentials under a false identity.
PAD SETUP & MONITORING
Set up rent collection, keep watching after
Most screening stops at approval. Micro Check continues after the lease is signed—monitoring for new loan activity across 100+ Canadian alternative lenders—an early warning signal when there’s still time to act.
Verified bank account details are ready for pre-authorized debit at the point of approval. No second verification step. No manual data entry from the tenant or your team.
How it works
Step 1: Applicant begins their rental application
The applicant enters their details. Identity verification and bank verification are triggered at the start of the flow — not as a secondary step after a conditional approval.
Step 2: Identity confirmed in a single step
Government-issued ID and a live selfie. Facial recognition and liveness detection confirm the person is present. Fraud check status and confidence score are returned automatically.
Step 3: Bank account verified in real time
The applicant connects their bank account. Inverite returns account ownership, 90 days of categorized transactions, verified gross income by type and frequency, NSF history, fraud signals, and Best Day to Pay. Name Match cross-references stated identity against bank-held identity.
Step 4: Affordability assessed against verified cash flow
Rent-to-income ratio is calculated against net income after real obligations, not declared income against nothing. Knockout rules stop non-qualifying files without manual review.
Step 5: PAD set up from the verified account
Pre-authorized debit for rent collection is configured using the account details already collected during verification. No second form, no manual data entry. Rent collection starts from a verified account on day one.
Step 6: Monitor for early risk signals post-move-in
Micro Check tracks new loan applications across 100+ Canadian alternative lenders after tenancy begins. New borrowing behavior is an early indicator of financial stress — surfaced before a missed rent payment, while there is still time to act.

Of Rental Applications Fraudulent
Ontario LTB Wait Time
%
Of Income Spent on Rent
More than half of applications reviewed by Menkes Rental Suites Management over six months were fraudulent — 90 out of 175 flagged for falsified pay stubs, fake credit reports, and invalid IDs.
Current wait times for non-payment of rent applications at the Ontario Landlord and Tenant Board — compared to 3 to 7 weeks in 2018. One bad approval can cost nearly a year of rent.
The average Canadian tenant now spends 37% of their gross income on rent — well above the 30% affordability threshold. Financial stress is the primary driver of application fraud.
Application fraud figure: Storeys, October 2024, citing Menkes Rental Suites Management. LTB wait times: Tribunal Watch Ontario, November 2025, based on Tribunals Ontario 2024–25 Annual Report. Rent-to-income: SingleKey / REMI Network, October 2025.
